
Graduate Certificate in Real Estate Development
The Department of Urban and Public Affairs offers a Graduate Certificate in Real Estate Development (GCRED) that equips graduates with the skills necessary to optimize real estate investments. The program may be completed in conjunction with the Master of Urban Planning program without the need to take any additional courses; the GCRED courses satisfy the elective requirements for that degree.
Curriculum
The graduate certificate requires six courses (18 credit hours). Courses may be waived by the program director based on previous study; however, substitute course work will be required. Most courses have been approved by the Kentucky Real Estate Commission (KREC) as pre-license education courses. KREC course numbers for these are shown in brackets.

Generally, PLAN 631 should be completed prior to PLAN 634, and PLAN 633 - which serves as the capstone for the program - should be taken in the final semester of study. Although the certificate does not require an internship, students who are also enrolled in the MUP program may wish to complete the required planning internship within a real estate development firm.
KREC Licensure
The Kentucky Real Estate Commission requires pre-license education for new license applicants. After taking any two of the approved courses in the curriculum, students will meet the education requirement to apply for a Sales Associate License. Application for a Broker's License requires additional coursework. For more information on licensure requirements, please see the KREC website.
Admissions
The Graduate Certificate in Real Estate Development maintains a rolling admissions policy; the admission decision is made as soon as the application package is complete. Students may begin in any semester, but beginning the program in the fall semester ensures the program can be completed on schedule.
Applicants must have a bachelor's degree from an accredited college or university. There is no preferred bachelor’s degree. A completed application form, a transcript of all undergraduate course work, and two letters of recommendation are required. Applicants whose native language is not English and who do not hold a degree from a university where the language of instruction is English must complete the Test of English as a Foreign Language (TOEFL) with a minimum score of 78.

Tuition for Kentucky residents for academic year 2020-2021 is $7,530 per semester for full-time (9 or more credit hours) or $837 per credit hour. Tuition for out-of-state residents is $14,587 per semester for full-time or $1,621 per credit hour.
